| What is LenderOffender? |
Lenders are foreclosing and taking ownership of properties in record numbers and leaving those properties to sit vacant, neglected and in disrepair in your neighborhood.
LenderOffender allows you to post your comments and photos of neglected lender owned properties in your neighborhood. LenderOffender ranks lenders based on the quantity of neglected properties they own nationwide. It's that simple.
LenderOffender's objective is not to merely call attention to offensive lender owned properties, but rather to have those lenders take notice of their neglected properties in an effort to "make good" by cleaning up their properties!

| Can I post comments and photos if I don't know who owns the property? |
| Yes. If you can't find the name of the lender who owns the property, select the box labeled "unknown" when submitting comments and photos. If you need help finding the lender please refer to the following FAQ .

| What if the property is owned by an individual and not a lender, can I still post comments? |
| Absolutely. LenderOffender recognizes that not every property that sits vacant, neglected and in disrepair is owned by a lender. Many properties that are sitting vacant have been abandoned by individual owners who are guilty of leaving a blighted and offensive looking property in your neighborhood. Please note that if you do submit a property owned by an individual and not a lender, we will only include the owner's name if it can be verified, otherwise it will be marked as 'unknown'. | How do I join? |
| Joining is simple, quick and always free! From any page, click Join Now in the top right-hand corner. Next you will be asked to create a username, choose a passcode, enter the security code and check the box agreeing to the "Terms of Use". Click "Submit" and you will be instantly registered and able to post comments – it's really that simple!

| How do I view my account? |
| If you've already registered, please click on the Sign In link located in the top right corner. At the Sign In page please enter the user name or email address you signed up with along with your passcode and click the "Login" button. Once signed in, you can click on the "My Account" link in the upper navigation bar and you'll be taken directly to your account.

| Do I have to join in order to post comments and photos? |
| Yes, you have to join LenderOffender.com in order to post comments and photos. Joining is simple, quick and always free!

| How do I post comments and photos on LenderOffender? |
On the LenderOffender home page, enter the specific address you are commenting on by entering the street address, city and state in the search box. If the property is not already listed on the LenderOffender website then you'll be given the option to sign-in or join and then immediately redirected to the "Upload Photos and Comments" page to submit the property along with your comments. Please submit the following information about the property:
- Select the lender that owns the property from the selection box or type in their name. If you are unable to locate the lender that owns the property, please check the box titled "unknown".
- Type in your comments about the property.
- Type in either a complete or partial address.
- If you have a photo of the property you can add it at this time.
- Select the property offenses associated with this property by placing a checkmark in the box next to each offense.
- Agree to the LenderOffender "Terms of Use" and click submit.

| How do I post a comment about a property already on LenderOffender? |
| On the LenderOffender home page, enter the specific address you are commenting on by entering the street address, city and state in the search box. If the property is listed on the LenderOffender website you'll be taken directly to that posting. If you are already registered, you may post a comment about the existing property by clicking the "Post Comments" button.

| How can I find the name of the lender that owns the property? |
The property owner (lender) is public information. There are several ways to locate the name of the lender, sometimes it's easy and sometimes it takes a little more searching. Here are the best ways to locate the name of the lender that owns the property:
- Use an online service such as RealtyTrac or Foreclosure.com to search for the exact address under their listing of properties called "Bank Owned". In many cases, the name of the lender that owns the property as well as additional property information will be listed.
- If there is a realtor sign in the yard advertising the property as "Lender Owned" or "Bank Owned", call the realtor and ask for the name of the lender that owns the property. It may take some prying so don't give up easily!
- Contact your local property assessor (either through your county or city government) and ask who is listed as the owner of the property. Find your local property assessor here.
- Try searching for the property by entering the property address in Google to see if it shows up on a lender's REO (Real Estate Owned) list.
Still can't find the property owner? Depending on the situation, the LenderOffender team will take it upon themselves to help locate the lender that owns the property. If you need assistance please contact the LenderOffender team.

| What if I don't have a photo of the property? |
| No problem. Posting a photo is optional and you can always return later to add a photo to your posting.

| What do the different symbols under the offenses column mean? |
There are several symbols representing different offenses related to the property that a user can choose from when submitting their posting. When submitting your posting you will be asked to choose the offenses that apply to the property, including:
- Black Lawn - a lawn that is long past dead and has turned black
- Brown Lawn - a lawn that is dying or has died and is now turning brown
- Green Pool - nasty, slimy, green pool water
- Garbage - garbage in the yard or piled up at the doorstep
- Holiday Lights - still on the house, way past the holidays!

| How does the LenderOffender ranking system work? |
| Lenders are ranked by the quantity of neglected properties they own. The more neglected properties they own the higher they climb in the rankings. A lender that has a number 1 next to their name has the highest amount of neglected properties submitted to LenderOffender, a lender with a number 2 next to their name has the second highest amount of neglected properties submitted, and so on.

| How do I rank a lender? |
| When uploading photos and comments regarding properties in your neighborhood you'll be given the opportunity to select the lender that owns the property. Lenders that are selected from the drop down box will be included in the ranking system. LenderOffender will continue to add lenders over time to it's selection list.

| What is a lender (bank) owned property? |
| When a home is foreclosed on, either the property sells for an amount sufficient to repay the loan or the lender makes a bid to acquire the title. If the property does not sell at auction, the lender (bank) takes ownership of the property – in effect, the lender buys the property for the unpaid value of the loan. The lender now becomes the home owner.

| Can a property be removed from the list? |
| If you own a property that has been posted on LenderOffender and you feel it's been mistakenly reported you may submit a request for removal. If you own a property which has now been repaired to the satisfaction of the neighborhood, please submit a current photo along with comments on the removal request page and LenderOffender will review the request.

| What is the difference between "Bank Owned" and "Lender Owned" ? |
| There is no difference when it comes to ownership and responsibility. A "Lender Owned" property is the same as a "Bank Owned" property, however one term might be used instead of the other depending on where you live.

| I know the lender's name but they're not listed in the selection box, what do I do? |
| When uploading photos and comments regarding neglected lender owned properties, you'll be given the choice on how to enter the lender's name. If the lender is not located in the selection box you will be given the opportunity to type the lenders name in the text box.
